Land Development

As a 30 year industry veteran, Mr. Coan works to unify the land development efforts of clients by managing the entire "real estate deal" aspect, budget, and schedule of multiple projects from inception to completion by providing real estate due diligence, site acquisition consultation, evaluation and land planning services, negotiating with various government entities on tax agreements, obtaining jurisdictional approvals, zoning and code approvals, and client representation in zoning and variance hearings before planning boards. Work with developers, out-of-house real estate brokers, and end users to evaluate and assist in project site selection based on understanding of the real estate transaction process from LOI to close, executive committee submittals, ROI’s, pro-formas, rent structures and lease negotiations, as well as tenant and landlord needs for operations and profitability. Responsible for management of external consultants, such as engineering firms, architectural firms, surveyors, and geotechnical engineers, in order to produce documents and work with government authorities to obtain all permits and approvals required for on-time/in-budget delivery of numerous retail and mixed-use projects of varying size. Prepare exhibits, easements and survey documents required by legal counsel related to the closing of the property.
