Previously, I built a career in real estate, founding Atmosphere Real Estate, a private holding company and brokerage - working across investment, acquisitions and asset management. My experience in events and entertainment—ranging from producing records to engineering live sound, brand partnerships and payment processing - has given me a unique perspective on high-growth industries that blend technology, community and commerce.

James Famularo – President, Meridian Retail Leasing
James Famularo is one of New York City’s most accomplished and respected retail leasing brokers. As President of Meridian’s Retail Leasing, he has built and leads one of the city's most active and successful leasing teams, expanding to over 75 brokers since founding the division in 2018. With an impressive career spanning decades, Famularo has leased over 10 million square feet of retail space and successfully negotiated more than 10,000 leases—many of them for renowned restaurateurs and Michelin-starred chefs. His extensive industry network and deep market expertise allow him to swiftly identify ideal tenants and secure high-profile deals.
Famularo’s exceptional track record has earned him repeated recognition, including Costar’s Top Retail Leasing Broker award every year since 2015, along with his team being named a Top Retail Leasing Division in New York City.
Among his most notable recent transactions, Famularo brokered the lease of a 20,000-square-foot restaurant space at 311 West 43rd Street in Times Square for the acclaimed Fushimi Group. He also secured a 14,500-square-foot lease for Urban Pathways, a government-funded homeless shelter in Hell’s Kitchen at 771 Ninth Avenue. His roster of notable deals includes placements for Brooklyn Chop House, Hunt & Fish Club Steakhouse, 1Oak, and Goldbar.
Beyond transactions, Famularo plays a key leadership role in the industry. He is a board member of REBNY’s Retail Committee and an active member of the International Council of Shopping Centers (ICSC), continuously shaping the future of retail leasing in New York City.
